I am excited to have launched Christmas Hill green yesterday! This is a 40 unit condo project in the Saanich area of Victoria. It has been under construction for about a year now, but we wanted to wait to officially launch until there was something tangible on site. Over the past couple of years, for obvious reasons, people want to be able to walk through and see that it IS built, rather than something that WILL be built.
Come on by and have a look. We will have staff on site 1-5pm Thursday-Sundays. The affordability factor here rivals any condo project in Victoria at the moment and I think you'll be pleasantly surprised by the finishing, location, and convenience of the project....stay tuned for further updates!
Cheers

Buyers Market in Victoria!!
"I think I'll wait until the market gets better to buy." Its a statement I am hearing more of these days. We in Victoria, while enjoying a better-than-national-average real estate market, are currently experiencing higher inventory levels and slower sales than we've seen in over a year. These conditions just happen to be coinciding with low-low interest rates. What does this all mean? It means that this is an amazing time to be a buyer! Sure the argument is that prices may go down as a result of this slow down, but that may also coincide with increased interest rates that would negate any price savings.
Right now on the front lines I am seeing the opportunity to negotiate reduced prices (in some cases substantially reduced) for qualified buyers. So...lots of selection, low rates, and motivated sellers without those pesky bidding wars.....I say get out there people!!

Things are starting to cook in Victoria again!
Hi folks, I really hope you are all prospering in 2009! This post is less about stats, figures and projections and more about the collective attitude of the people I encounter on a day to day basis here in Victoria. I know that for the last 6 months or so we have all been bombarded with doom and gloom headlines about the financial sky falling. Whether we like it or not, it seems to have an affect on us all in one way or another. Some get down, depressed or frustrated. Others refuse to be brought down and simply get stronger. Whatever your case may be, I come bearing GREAT news! The Victoria Real Estate market appears to have made its way through the fog and into blue skies. While none of us have crystal balls, I see this as a great sign for the coming 3 quarters. I have personally seen my sales increase in the last month, but more importantly I have watched the collective mindset of the people in my world turn from negative to quite positive! People are once again embracing the present, and enjoying looking into the future rather than being stuck in the past and longing for things that once were. This sort of attitude doesn't just affect my bottom line as a real estate professional, but it also affects everyone these people encounter in a day. So whether you are in real estate, IT, or stem cell research I implore you to embrace this attitude, spread the good word and stay positive! It WILL make a difference as we tread though uncertain times.
Cheers,
Ian.
